Overview
Known for its innovating ways and high-quality projects, leading Thai real estate developer Magnolia Quality Development Corporation Limited (MQDC) wanted to make better decisions based on data-driven insights. MQDC subscribed to the Novade Platform to digitalise site processes from construction to handover.

ISSUES

Magnolia Quality Development Corporation Limited (MQDC)
was established in 1994 to develop residential and mixed-use real estate projects. To date, MQDC holds the record of developing three out of Thailand’s 10 tallest buildings. They are the Magnolias Waterfront Residences at ICONSIAM, The Residences at Mandarin Oriental, Bangkok, and Magnolias Ratchadamri Boulevard.
With more than 20 brands under MQDC’s belt, the property developer’s portfolio extends from condominiums to mixed-use and themed developments. One of the project brands is the Whizdom series of condominiums. Tailored to serve urbanites, the Whizdom condominiums are strategically located near Metropolitan Rapid Transit (MRT) stations to reduce energy consumption. The projects also include various tech innovations to contain carbon dioxide levels and harvest power from footsteps.
Digitalisation to streamline processes & improve quality
To further enhance what MQDC and Whizdom already stand for, MQDC decided to look for a construction technology partner to improve its efficiencies and workflows.
For its first collaboration, MQDC partnered with Novade in 2016 to digitalise site processes from construction to handover for its Whizdom Avenue Ratchada-Ladprao project. MQDC’s goals were to improve the quality of property developments, productivity, the efficiency of site operations, and handover processes. According to director of quality assurance Pongsatorn Guaysomboon, “Quality control is very important to us as a real estate developer. Good quality means less wasted time (spent on rework)."

One-stop shop for data & analysis
After collaborating on the Whizdom Avenue Ratchada-Ladprao project, MQDC continued its partnership with Novade. The property developer wanted a one-stop shop digital solution which could gather all its projects’ information from construction to handover. With the Novade Platform, the developer could easily access data across all projects, conduct powerful analytics, and generate data-rich reports.
Assistant general manager Leonard di Vito commented, “The data that is gathered can be easily shown to the management. I can use the same data that I gather to tell the contractors what they must do to get work done better, and I can follow up on this work on a monthly basis I’d say.

Eliminated manual paperwork for enhanced efficiency
Before using Novade, QC officer Tiptayakorn Wongkumjan had to fill out paperwork and take photos on-site before sending them to the contractors. Due to the manual nature of this process, it would take the contractors two to three days before they start to rectify defects. However, with Novade’s cloud-based construction app, photos and defects get updated in the system in real time. Contractors who are also working on the same digital construction platform could work on their tasks immediately. MQDC no longer needs to keep paper reports which can get lost and result in more time loss.

MQDC has worked on 39 projects with Novade’s construction management software and the partnership continues.
